Questions about brokerage and costs

What is the TDS rate on real estate brokerage?

2% of the brokerage, deducted by the developer who pays it, from 1 October 2024 (earlier Section 194H; Section 393 of the Income-tax Act, 2025 from 1 April 2026). TDS is worked out on the brokerage before GST when GST is shown separately on the invoice.

Is GST charged on real estate brokerage?

Yes, if the CP firm is GST-registered: 18% on the brokerage, shown on the invoice and paid on to the government. Registration is required above ₹20 lakh of turnover a year for most service providers; check your case with your CA.

How do you calculate cost per booking?

Divide a month’s ad spend by the bookings it produced. To find where money leaks, also work out cost per lead (spend ÷ leads) and cost per site visit (spend ÷ visits). Raising the share of leads that visit is usually the cheapest way to lower cost per booking.
